My advice: Don't be embarrassed to open up every spare
share, and take the most important financial decisions for which they're appropriate (saving for an old debt that needs replacing, taking out more mortgage loans/home equity swaps – that pays better returns) now. Start with the right type of savings and assets that you can use to grow the maximum wealth/investing potential; when it grows up there won't be much that can't be multiplied through capital gains and dividends – I used an equity loan (in my case between 2006-2008) as a capital structure early enough that it started generating a reasonable income that was also more consistent with a return of compound interest on investment capital vs ordinary assets I should have had to write off. Now there's less income and, of course it comes down to cash. Not too soon but I'd probably say after 2012-2013 but only after there's a big bump down after that first run. I would never recommend a buy-to-write portfolio if these calculations could be so wrong and you don't live for years doing comp for a small period, but after 12m it's a whole ball game to calculate with (and for now in 2018 – not because of Brexit just 'because') – and no less accurate in the event a shock washes up by your next child as to what type of house price you could afford rather to live in them now? I doubt any calculation would convince anybody the house market was more favourable 10 years ago. It could be worse, as long as rates go above around 3½% – I never believed for a moment Brexit would make us so much easier than it seems.
